9(t)
No residence or part thereof shall be rented or used for transient or hotel purposes, which is defined as:
(i) rental of less than one month duration or under which occupants are provided customary hotel services such as room service for food and beverages, maid service, the furnishing of laundry and linen, busboy service, and similar services
(ii) rental to roomers or boarders, (i.e., rental to one or more persons of a portion of a residence only).
No lease may be of less than an entire residence.
Any lease agreement shall be in writing, shall require that the tenant and other occupants comply with all provisions of this Declaration, shall provide that the lease shall be subject in a11 respects to the provisions of this Declaration and to the rules and regulations promulgated fromm time to time by the Board, and shall provide that the failure by the tenant to comply with the terms of this Declaration shall be a default under the lease.
Prior to the commencement of the term of a lease, the Owner shall notify the Board, in writing, of the name or names of the tenant or tenants and the time during which the lease term shall be in effect.
Notwithstanding the existence of a lease, the Owner shall remain liable for all obligations under this Declaration with respect to the Lot.
